The painful math of renting

You're already paying a mortgage. It's just not yours.

Every rent check builds wealth — for your landlord. Move the slider to see what your rent really costs you.

$

Average 2-bed rent on the South Shore / Metro Boston is about $2,800 a month.

Paid to your landlord this year $33,600
Paid over 5 years of renting $168,000
Equity YOU build from renting $0
That same payment could be building your equity instead. On most loans, your monthly cost as an owner is closer than you think — and we'll prove it with real numbers for your situation.
The myth that keeps renters renting

You do not need 20% down to buy a home.

The myth

"I need 20% down to buy a house."

On a $450,000 home, that's…

$90,000

Most renters will never save that much — so they keep renting and keep waiting.

The truth

You can buy with as little as $0 down.

Most buyers put down just 3% to 3.5%. On a $450,000 home, that's…

$0–$15,750

Through down payment assistance, grants, gifts, and seller credits. Here's how it works.

Down payment assistance in Massachusetts

Real low- and no-money-down paths for qualified buyers

These are the programs we use every day to get renters into their first home. Which one fits you depends on your credit, income, and the town you're buying in.

MH

MassHousing Mortgage

Up to $25,000 (Gateway Cities) · up to $30,000 (Boston)

Workforce Advantage 4.0 offers a 0% deferred second mortgage for qualified buyers — money you don't pay back until you sell or refinance.

AZ

AccessZero (FHA)

Up to 5% down payment assistance

An FHA-insured first mortgage paired with a 10-year repayable second. Often works with a 600–620 minimum credit score, depending on your debt-to-income.

$

City & Town Grants

Varies by community

Many cities and towns offer their own first-time buyer grants and stackable assistance. We'll check what's available where you want to live.

FHA

FHA 3.5% Down

3.5% down · 580+ credit score

Accepts gift funds and seller credits up to 6%, and works on 1–4 unit properties — which opens the door to the house-hacking strategy below.

Eligibility, rates, and program terms vary and can change. Your exact path is mapped out in your free consultation.

What this actually looks like

Your credit score = your buying power

Wherever your credit stands, there's a path

You don't need perfect credit to buy. You just need to know which program fits your score today.

740+

Best rates, strongest offers, and the lowest mortgage insurance.

700–739

Strong positioning for conventional loans.

660–699

Qualifies for FHA and most down payment assistance programs.

580–659

FHA eligible — a solid starting point to build from.

Not sure where your credit stands? In your free session, our lending partner runs a soft credit check — no impact to your score — and shows you exactly how to qualify for the best program.

The path

6 steps from renter to homeowner

A clear, proven order of operations. No guesswork — you'll always know what comes next.

1

Pre-approval

We run your numbers, pull credit, and issue a strong, commitment-level letter.

2

Buyer rep agreement

You sign a written agreement that locks in our loyalty and duties to you — required nationwide since August 2024.

3

Home search

A custom MLS portal, showings, and guidance until we narrow it to your top choice.

4

Offer & acceptance

We write the winning offer. The seller signs. Your deposit goes down.

5

Inspection & P&S

Inspection within 7–10 days, the purchase agreement is signed, and final loan steps begin.

6

Closing day

Sign the papers, get the keys, and start building equity that's yours.

Typical timeline from pre-approval to closing: 45–60 days.

Know your rights

Two new protections every buyer should know

Most buyers have no idea these exist. They matter a lot — and we make sure you use them.

Effective August 17, 2024

Buyer Representation Agreement

Every buyer now signs a written agreement with their agent before touring homes. This protects you — it puts your agent's loyalty, duties, and pay in writing before you invest a single hour looking.

Effective October 15, 2025

Home Inspection Protection

Sellers can no longer accept offers that require you to give up your inspection rights. You can't be pressured into skipping an inspection to "win" a bidding war. The power — and your safety — stays in your hands.

Bonus strategy

The "house hack" that can pay your mortgage

Buy a 2–4 unit home, live in one unit, and rent the others. It's how a lot of first-time buyers turn a mortgage into an income stream.

  • Rent from the other units offsets — or even erases — your monthly payment.
  • 75% of the market rent counts toward your loan, giving you more buying power.
  • The same FHA 3.5%, MassHousing, and AccessZero programs still apply.
  • Tax benefits: depreciation, mortgage interest, and repairs may be deductible.
  • You build a landlord track record — making your next property easier to buy.
Example: 3-family in Brockton
Purchase price$625,000
FHA 3.5% down$21,875
Est. mortgage (all in)$4,650/mo
Rent from 2 other units$3,200/mo
Your real housing cost$1,450/mo

vs. about $2,800/mo to rent a 1-bed. Illustrative example; 3–4 family homes must pass FHA's self-sufficiency test.
